The most frequent—and often the most damaging—mistake is setting an unrealistic asking price.

 

It’s natural for owners to feel emotionally connected to their property. Some agencies take advantage of this by overvaluing the home to win the instruction, telling sellers what they want to hear rather than presenting the real market data. But this approach almost always backfires.
 

A property listed too high:

  • Attracts little interest
  • Stays on the market longer than it should
  • Ultimately sells for significantly less

 

Many owners look at online portals, see inflated asking prices, and assume these reflect true market value. What isn’t visible is what the property ultimately sold for—often 20–25% below the advertised figure.

 

The key is to evaluate a home based on accurate comparables, real sales figures, and the specific buyer profile most likely to purchase that type of property. A good agent will present honest market data, even if that means delivering a lower—but realistic—valuation.

 

A memorable example involved an owner who needed a fast sale due to personal circumstances. While other agencies presented optimistic, high valuations hoping for an end-user, we took into account the seller’s timeline. Without having the right documentation prepared, such as:

  • The energy certificate (CEE)
  • Up-to-date Nota Simple
  • Habitation certificate (Cédula)
  • Floor plans
  • Licences or renovation paperwork

 

Being prepared means that once the right offer arrives, the seller can move quickly to signing the reservation contract and completing the sale efficiently.
