You will find exclusive apartments for sale at prices as high as 10.500.000€, with spectacular views and the highest end finishes, however there are also apartments available from 600.000€. As a general rule, a sea view apartment will command a clear premium over an otherwise identical unit facing inland, and frontline sea view properties sit at the very top of that range. 

Remember, a lower property price usually means the property is either not in one of the most sought-after locations. It may also mean the property has no sea view, or a partial one that is not protected from future development.

The most sought-after luxury apartments are known to be Penthouse Apartments and duplexes in luxury gated complexes. More often than not these enjoy sea views, private roof terraces, underground parking and are located either on the first or second line to the sea. A duplex gives you two floors of living space within the same building, with the principal sea view terrace usually on the upper level. 

Luxury apartments are known to enjoy exclusive and well-kept gardens within the community and not only offer a communal pool but also their own private pools and even a jacuzzies. They will more often than not have direct sea and beach access.

You should notice some key distinguishing features in the apartment's overall design. High end furnishings, design, lighting and architecture are to a very high standard throughout the property. This applies equally whether the property is marketed as an apartment, a flat or a condo: the finish, not the label, is what defines the luxury segment.

Whilst the property could feature the above amenities and features, it might not be considered luxury due to its location or orientation. Most luxury apartments are found in prime locations within up-market municipalities of the island. And of all the individual features, a protected, unobstructed sea view is the one that most reliably holds value over time, so always check whether the plot in front of the building could be developed.

Sea view apartments are concentrated along Mallorca's coastline, and each stretch has its own character. The southwest is the island's most established luxury corridor: Port Andratx, Camp de Mar, Santa Ponsa and Nova Santa Ponsa, Bendinat, Illetas and Puerto Portals all offer frontline and elevated sea view apartments, many within gated complexes with pools and underground parking. In Palma, the Paseo Marítimo and Portixol combine sea views with city living. To the north, Puerto Pollensa and Alcúdia offer a quieter, more traditional setting, while the east coast around Cala d'Or and Porto Cristo is known for calm coves and excellent value per square metre.

When comparing sea view apartments, it is worth distinguishing between three things: a frontline property on the first line to the sea, an elevated property set back but higher up with a panoramic view, and a partial or lateral sea view. All three are marketed as sea view, but they are not priced the same, and only the first two tend to hold their premium on resale.

Two practical checks before you commit: confirm whether the land or building in front of the property is protected from future development, and view the apartment at different times of day, as orientation determines how much sun the terrace receives. Penthouses and duplexes generally secure the best sea views within any given complex.
